King West Condos for Sale

King West is one of Toronto’s most sought-after places to own a condo. The stretch of King Street West between Spadina and Dufferin mixes converted factory lofts, boutique mid-rises and newer towers, all within a short streetcar ride of the Financial District. Below are the current King West condos, lofts and townhomes for sale, updated from MLS®. Click any listing for photos, floor plans and to book a showing.

Why buyers choose King West

King West gives you downtown access without the downtown core’s density. The 504 King streetcar runs the length of the neighbourhood, Exhibition and King-Liberty GO stations are close by, and the Gardiner is minutes away for anyone who drives. Day to day, you have some of the city’s best restaurants and patios on King, Ossington and Queen West, plus green space at Stanley Park, Victoria Memorial Square, Clarence Square and Trinity Bellwoods Park just to the north.

It also holds its value well. Lofts and well-run boutique buildings here are in steady demand from both owners and renters, which helps when it’s time to sell or lease out a suite.

The pockets of King West

King West isn’t one market. Prices, building types and lifestyles change from block to block.

Lofts, condos or townhomes?

Hard lofts are converted industrial buildings with exposed brick, timber or concrete, and high ceilings. They’re limited in number, so the best ones sell quickly. Soft lofts are new builds with loft-style design, and usually newer building systems and amenities. Condo towers offer the widest choice of layouts and price points, along with concierge, gyms and parking. If you’d like a ground-level front door, see our King West townhomes. Browse King West lofts on their own if that’s what you’re after.

What to check before you buy

  • Maintenance fees: compare fees per square foot, and what they cover, between buildings.
  • The status certificate: it shows the reserve fund, upcoming special assessments and any lawsuits. Have a lawyer review it before your offer is firm.
  • Parking and lockers: not every King West suite includes them, and they affect resale value.
  • Exposure and floor: King Street noise, sun direction and future development nearby all affect day-to-day living and future value.
